Andrew Wilson

British expatriate, Bangkok · May 2025

"My father passed away unexpectedly and left property here in Bangkok. I had no idea where to begin. Somchai spent two hours with me, asked good questions, and left me with a clear written summary of everything we discussed. I finally felt like I understood the situation. The administration took just over two months and was handled without me having to worry about a single filing."

"Our family had a disagreement about how my grandmother's estate should be divided. Nithiporn took time to explain the legal position clearly to all three of us in one meeting. It wasn't always easy to hear, but she was very measured. The matter settled without going further. I appreciated the patience more than I expected to."

"My situation involved a condo in Bangkok and assets in Canada, so I was worried about the complexity. Garuda Law handled the Thai side completely and helped coordinate with my Canadian solicitor. Having Pratheep managing the filings meant I never had to chase anything. He sent regular updates, which meant a great deal while I was dealing with everything else."

Kannika Naruebet

Bangkok · April 2025

"I came to Garuda Law six weeks after losing my husband. I wasn't ready to make any decisions yet, and Somchai was completely understanding about that. We had the consultation and he gave me the written summary to take home. When I was ready — about three weeks later — I called and we moved forward. There was no pressure at all."

Australian, Phuket · March 2025

"The timeline was longer than I'd hoped — around three and a half months — but Nithiporn warned me about this upfront because of the particular land registry involved. She was right, and having been told to expect it made the wait manageable. The work was done carefully and the closing summary was genuinely useful."

"My family chose the full representation service for a contested matter involving land in the Eastern Seaboard. It was a difficult case and took around eight months. Throughout that time, Somchai was in regular contact with us. His communications were always clear and calm, which helped a great deal. We reached a resolution we could live with."

Case Summaries

How the Work Unfolded

These three brief summaries illustrate the range of matters handled — from a simple consultation through to a fully contested case.

The Situation

A British national contacted the firm five weeks after his father died in Bangkok, having left a Thai will and a condominium. He had little idea how Thai probate worked or which documents were needed.

What We Did

We began with a consultation to map the estate and confirm the will's validity. The estate administration service then managed all court and Land Department filings over a period of two months.

The Outcome

The estate was fully administered and the condominium title transferred within 9 weeks of instruction. The client received a closing summary and left with all documentation in order.

"I didn't have to ask twice for anything. Every step was explained and handled."

— A.W., Bangkok, 2025

The Situation

Three adult siblings contacted the firm after their mother died intestate. There was no will, and the siblings held different views on how the estate — which included a Bangkok property and several bank accounts — should be divided.

What We Did

We held a joint meeting to explain the statutory heir framework under Thai law. With all parties understanding their legal position, negotiation became possible. We then managed the full estate administration.

The Outcome

The family reached agreement and the estate was resolved without court proceedings in approximately 11 weeks — an outcome that had seemed unlikely at the outset, when discussions among siblings were quite tense.

"Having someone explain the law calmly to all three of us in the same room made a real difference."

— S.P., Bangkok, 2025

The Situation

A Thai family engaged the firm after a distant relative contested a will, claiming a share of an agricultural land holding. The contest was unexpected and the family had no prior experience of legal proceedings.

What We Did

Full representation was arranged. The matter required four court dates over approximately eight months. The family was kept informed after each hearing, with written summaries of what had been argued and what remained.

The Outcome

The family's position was upheld and the contested will was confirmed by the court. A comprehensive closing report summarised the proceedings and confirmed the estate's legal status going forward.

"We always knew where the case stood. That consistency helped us feel less anxious during a long process."

— T.C., Bangkok, 2025
